Terms and Conditions

The terms and conditions will apply to the relationship between the Client and APT IIN from the moment the reservation is requested and until the period of accommodation in the apartment, studio, room or suite ends.

Terms of Use

1. Only the people indicated in the accommodation booking will be entitled to use the accommodation.

2. The accommodation must be delivered after the stay, in acceptable conditions of cleaning and storage, if not, the amount for general cleaning and maintenance may be charged.

3. As these are residential buildings, and for everyone's comfort, special attention and care should be taken with noise in the apartment, studio, bedroom or suite, on the stairs and other common areas, so as not to disturb the residents of the building. . Parties are not allowed, rest period must be respected between 22:00 and 08:00.

4. Children under age must be supervised by an adult guest at all times during their stay in the apartment, studio, bedroom or suite.

5. The Client must protect its assets. APT IIN is not responsible for cars in the garage or goods in the apartment.

6. It is expressly prohibited to smoke, as well as to activate any flame, such as candles and others, in the apartment, studio, bedroom or suite, and inside the building.

7. It is expressly prohibited to house animals in the accommodation of APT IIN, with the exceptions provided for by law.

8. The accommodation must be delivered at check-out, in good condition and in maintenance and conservation conditions, as received at check-in.
If on delivery or during the stay, damage is detected from misuse during the stay, APT IIN will immediately charge the repair costs, as well as other related costs.

9. If any incident occurs during the stay that jeopardizes the good condition of the apartment/room, or common areas of the building, as well as any incident that may jeopardize the safety of guests or neighbors, the customer has the duty to contact APT IIN immediately, through the contacts made available and informing about the situations.

10. In the apartments, you must ensure the management of waste (garbage), as defined:
- Common Garbage: must be placed by the guest in the conduit located in the hallway;
- Recyclable Garbage: collected by housekeeping employees, during maintenance.

Failure to comply with the terms of use indicated above may lead to the cost of losses incurred, in a situation of force majeure, APT IIN may waive the provision of the service and require the client to leave the accommodation.

Reservations

At APT IIN, the Customer can make two types of reservations: “Standard” and “Best Price”.

1. STANDARD RESERVATIONS (Flexible)

Payment

Before arrival, an amount may be charged for the reservation, according to the conditions of the reservation. Upon check-in, the remaining amount of the reservation must be paid. Upon booking, payment of 50% of the accommodation price is made, the remaining 50% is paid on the day of Check-In.

Cancellation

According to the cancellation policy applied to each reservation.


2. BEST PRICE RESERVATIONS (Non-Refundable)

Payment

Upon booking, payment of 100% of the accommodation price is made.

Cancellation

If cancelled, modified or in case of no-show: the total amount of the reservation will be charged.

Payment Conditions

APT IIN accepts payment in Cash, bank transfers, Visa, MasterCard and American Express.

Apartments

1. Check-in between 22:00 and 24:00 has an additional cost of 15 euros, and after 24:00 there is an additional cost of 25 euros, requiring prior appointment with Customer Service.

2. Tourist tax, a city tax of 2 euros per person, per night, is not included in the total price and must be paid on-site in cash. This tax is charged to guests aged 13 years and over. The maximum amount charged per stay is 14 euros per guest.

3. A deposit according to the booking conditions will be charged by credit card upon check-in. This amount will be refunded up to 48 hours after check-out by credit card or 7 business days by bank transfer, if there is no breach of the defined Terms and Conditions. It is considered a breach of the Terms and Conditions the delivery of the apartment in a precarious situation of cleaning, damage to the property, smoking on the property, failure to hand over the apartment key and/or garage control at check-out, leaving the keys in the lock after check-out, excessive noise that bothers neighbours, holding parties, entry of unregistered people or carrying animals.

4. According to the conditions associated with the reservation, part of the reservation amount may be charged in advance. By accepting the conditions, the customer authorizes payment for the stay with the credit card details provided by him. The remaining amount will be paid at check-in, in cases where full payment has not yet been made.

5. The price of the stay to be paid by the Client is the consideration for making use of the apartment available, in the period between Check-In and Check-Out

6. The total price of the stay will be charged per night, regardless of whether the Client actually made use of the apartment or spent the night there.

7. The fees and amounts indicated in the terms and the accommodation contract include VAT unless expressly provided otherwise.

8. All children under 2 years old: will be accommodated at no additional cost.

Authorization of Credit Card Payments

- For payment of amounts due, referring to the stay in accordance with the booking conditions.
- In case of non-compliance with the terms of use, specifically in points: 1,2 and 8, the customer authorizes that costs with damages arising from non-compliance and/or misuse during the stay may be charged. Costs such as damage repairs, replacement of utensils, furniture or others, as well as due to the impossibility of using the apartment/room, during the period necessary for repairs.

Check-In and Check-Out

Apartments
1. Upon Check-in, the Customer must pay the Tourist Tax, the Night Tax (if applicable) and the remaining amount of the stay for Flexible rates.

2. We do not have reception. For greater convenience, we welcome our guests and check them in, in an individual and personalized way for each client, providing all the necessary information about the apartment on site, so that they feel right at home.

3. Two steps you should follow for a more comfortable check-in:

i) Up to 2 days before arrival, the customer must proceed to check-in online (guest registration), filling in the personal identification data of all guests associated with the reservation, and indicating the estimated time of arrival. Customer Support will confirm the scheduled check-in time. If you have any questions about how to get there, ask us your question.

ii) On the day of arrival, 30 minutes before entering the apartment, the customer must confirm check-in by calling (00351) 217 653 770, option 2. If you have any questions about how to get there, do not hesitate to contact us. contact.

4. At Check-out, the Customer must leave the apartment free of people and goods and without any damage by 11 am. At Check-out, the Customer must leave the apartment keys and the garage remote on the table in the living room.

5. If the apartment is not left by 11 am on the day of departure, compensation corresponding to the price of a one-night stay in the apartment will be immediately charged, with you only being entitled to use the apartment during that period if APT IIN has availability of apartments, otherwise you will have to pay compensation and leave the apartment as soon as possible.

Access to the apartment by the staff of APT IIN - Apartments

1. It is a condition that a person from APT IIN travels to the apartment every week, to ensure the cleaning, change of clothes, maintenance and inspection of the apartment. The guest is previously informed of the day and period.

2. Owners may access the apartment at any time when the integrity of the property, its assets or any issue related to the management of the property is at stake.

Problem Resolution

1. The Client must inspect the apartment, studio, room or suite upon arrival and immediately report any defects found.

2. Any defects that may arise during the stay must be communicated as soon as the Client becomes aware of them.

3. Verifying that there is effectively a defect in the Customer's apartment, studio, room or suite, APT IIN has the right to choose between its repair and the Customer's relocation in an apartment, studio, room or suite of an equivalent category or superior.

4. For the purposes mentioned above, only serious defects likely to jeopardize the level of service and quality of APT IIN will be considered. APT IIN is not obliged to take any action in the event of irrelevant, unreasonable complaints or those involving details that do not conflict with the minimum level of contracted service.

5. If APT IIN does not have the means to repair the relevant defect or replace the Client's apartment, studio, room or suite with another of an equivalent or higher category, the Client may only terminate the contract and receive the price paid for the apartment, studio, room or suite, and nothing more can be demanded of APT IIN, whatever its title.

APT IIN Responsabilities

1. APT IIN will not assume any responsibility for damages or accidents occurring inside the apartment, studio, room or suite, or any part of the hotel unless such accidents are caused by APT IIN.

2. APT IIN will not be held liable to the Client in case of delay in making the apartment, studio, room or suite available, provided there is a valid reason for not making the apartment available in time.

3. For the purposes of the previous number, valid reasons that make it impossible or more difficult to provide the apartment, studio, room or suite, such as strikes, blockages, natural disasters, accidents in the apartment, studio, room or suite, will be considered.

Termination of the Housing Contract

1. APT IIN has the right to terminate the accommodation contract if the Client does not pay the amount in full and in time when it is due or does not provide the required guarantee.

2. The Client may waive the accommodation within the first 24 hours of the stay, from then on, the amounts paid corresponding to the stay will not be refunded.

3. APT IIN will have the right to immediately terminate the accommodation contract for just cause if the Client does not comply with the terms and conditions and the Covid-19 prevention measures, presented and accepted by the Client at the time of booking.
